Wild weather in Spain: is your home insurance ready for it?

While sunny days are still the norm, more and more homeowners are discovering just how costly storm damage can be when their property isn’t fully protected. 

A changing climate, new risks 

According to Spain’s meteorological agency, heavy rainfall and flash floods are becoming more frequent, especially along the Mediterranean coast and in southern regions such as Andalusia and Murcia. Roof leaks, flooding, and damage to terraces or garden walls are among the most common claims filed after a storm. 

Even if your property is a second home or you’re away for part of the year, severe weather can cause significant problems, from water infiltration to electrical damage, that may go unnoticed until your next visit. 

What does home insurance cover in case of storms? 

Most comprehensive home insurance policies in Spain include protection against damage caused by wind, rain, hail, snow, or lightning. However, not all events are treated equally. 

If the damage results from an extraordinary event such as severe flooding, earthquakes, volcanic eruptions, or exceptionally strong winds exceeding 120 km/h, compensation may come from the Consorcio de Compensación de Seguros (CCS), a public body that steps in when natural disasters occur. 

To be eligible, your policy must be up to date and include the CCS surcharge, which is automatically added to most standard policies. The CCS ensures that even in extreme situations homeowners are not left without protection. 

Keep in mind that coverage for weather-related damage usually applies only when the wind, rain, or hail reaches a certain intensity, as officially recorded by Spain’s meteorological agency. In most cases, these measurements are verified using data from AEMET (Agencia Estatal de Meteorología). Your insurer can confirm the exact limits stated in your policy. 

Both the structure of your property (building or “continente”) and its contents (mobiliario or “contenido”) can be covered. This includes damage caused by leaks, water infiltration, or falling objects such as trees or antennas damaged by strong winds. 

 

Practical steps to protect your property in Spain 

While insurance offers peace of mind, prevention is always the best protection. Here are a few simple ways to minimise storm damage: 

  • Inspect your roof and gutters regularly to remove debris and ensure rainwater drains freely.
  • Secure shutters, awnings, and outdoor furniture ahead of strong winds.
  • Keep trees trimmed to reduce the risk of falling branches.
  • Check drainage systems around your home, especially in garages or lower levels.
  • Unplug electronics during electrical storms if you’re at home. 

If you rent out your property or leave it unoccupied for long periods, ask a neighbour or property manager to inspect it after a major storm. Small leaks can quickly turn into bigger problems if left unchecked. 

 

After a storm: what to do 

If your property has been affected: 

  1. Take photos and videos of the damage before starting any repairs.
  2. Notify your insurance company as soon as possible, ideally within seven days.
  3. Keep receipts for any urgent repairs or temporary fixes.
  4. Wait for the loss adjuster’s inspection before carrying out major repairs, unless there is an immediate safety risk. 

Your insurer will guide you through the claims process and may send an expert to assess the damage. If the event qualifies as extraordinary, the claim may be handled through the CCS, either directly or via your insurer.
